The 70% Rule

The 70% rule is a quick formula used by house flippers: Maximum Offer = ARV × 70% − Estimated Repairs. The 30% buffer covers profit, closing costs, holding costs, and a margin of safety.

Example

ARV = $365,000. Repairs = $50,000. Max offer = $365,000 × 0.70 − $50,000 = $205,500. This leaves room for ~$30k profit after all costs.
